For years downtown Lake Oswego s Wizer block has been at the top of the city s to-do list of redevelopment projects, and recently proposed plans for the block by a Portland development firm have city officials excited about the possibility of seeing it done.
W K Development presented plans featuring retail shops, travel budget 240 high-end apartments, a public pedestrian walkway travel budget and a private travel budget courtyard on Tuesday to city councilors at a redevelopment agency meeting. Underground levels of private and public parking are also included in the plans.
In 2008, the development firm Trammell Crow Residential presented the city with plans for a hotel, retail space and apartments but the project fell through. W K is looking to partner with Lake Oswego s redevelopment agency -- governed by city councilors and tasked with managing the money from the downtown urban renewal district that could go toward the redevelopment.
The buildings that make up the block would stand at a maximum of 60 feet and would have five levels -- although developers would have to work with the city to make that happen since the building code doesn t allow buildings to be more than four levels in the area.
The ground level would include retail store space, travel budget a courtyard for residents, a public pedestrian walkway connecting First and Second streets and some apartments facing the courtyard -- also something that would need to be worked out with the city because ground-level apartments aren t allowed in the code.
W K was behind a 16-story condominium building in Portland s Pearl District called 937 that received a platinum Leadership in Energy and Environmental Design certification from the U.S. Green Building Council, which is the highest rating available.
