The 411 Single-Family-Home sales were the most since 2005 (though only marginally better than 2012's

Most visitors to Sedona have the thought Hmmm. What it would be like to live in this incredible place? at least once during every visit. Some people get serious about it, and some even make the move. This article rent car cheap perth is for those of you who are thinking and dreaming about moving to Sedona.
All-in-all, 2013 was a pretty good year for the Sedona Real Estate Market, particularly compared with the previous seven. Home and land sales were up. Luxury home sales were up dramatically. Only the contrarian Condo/Townhome Sector went the other way.
The 411 Single-Family-Home sales were the most since 2005 (though only marginally rent car cheap perth better than 2012’s 406 sales) and 7% over 2006’s. After establishing itself at roughly $400,000 from mid-year on, the Median Recorded Selling Price settled at $395,000 rent car cheap perth for the year – 13% ahead of 2012’s 2011’s $350,000. rent car cheap perth The Average Cost Per Square Foot of those sold homes increased rent car cheap perth about 12% from $184 in 2012 to $206 in 2013 – the first time since 2008 that it’s exceeded $200.
The star of the housing show in 2013 was the Million rent car cheap perth Dollar Home Market. That saw a 29% jump in sales over 2012 and 82% over 2011 2010. That’s the strongest rent car cheap perth showing since 2008 and roughly equivalent to 2004’s activity and pricing. Despite the robustness in that sector, recovery rent car cheap perth price increases have been surprisingly modest. The Average Cost/Sq.Ft. there in 2013 was $345, up about 5% from 2012, but down 2.5% from 2011. That’s an indication that luxury homes are still at relative bargain rent car cheap perth levels.
In 2013, the long-suffering rent car cheap perth Vacant Land Market kept the upward momentum it showed in 2012, when sales jumped 30% over 2011. Sales this past year were only 6% ahead of 2012, but the MRSP leapt 30% to $158,000. That’s a far-cry from 2006’s $519,000, but a decent start. That sector has pretty well shaken out the foreclosures (they now comprise 3% of the inventory). Sales so far in 2014 have been a bit slow, but we did record a phenomenal double lot sale at Enchantment for $1,750,000 in January; an encouraging sign for the luxury land market. Land inventory is down 19% in the past couple of years and, as a diminishing, non-renewable supply, its increasing scarcity will push prices up sharply in the next few years for both homes and land.
Making sense of the erratic Sedona Condo/Townhome Market has always been a challenge and in 2013 it didn’t disappoint. Sales doubled from 2011 to 2012 to 111, the same number sold in 2005. In 2013, sales dropped 14% to a still respectable 96. Currently inventory is down to 34, however, so I’d expect sales numbers to drop further even though rent car cheap perth there were already rent car cheap perth ten sales in January.
Finally, in the “Location. Location, Location” category, The 2013 Average Cost/Sq.Ft. for Single-Family-Homes sold in the City of Sedona was $214. In the Village of Oak Creek it was $193, 11% less. For the rest of the Verde Valley it was $101.
